Canberra is a city of about 485,000 people where one 15-minute hailstorm in January 2020 led to tens of thousands of insurance claims. It's a planned, suburb-by-suburb city, so local reputation and Google reviews carry real weight. Roofers who answer fast and stay organised when the next storm hits will take the biggest share of the work.
What the Canberra roofing market looks like
Canberra had an estimated 484,630 residents at 30 June 2025, up 6,200 (1.3%) in a year (ABS). The city is built around town centres and districts: Belconnen, Gungahlin, Woden, Weston Creek, Tuggeranong, Molonglo Valley and the inner north and south. Each has its own mix of homes.
- Inner north and south (Griffith, Deakin, Kingston and nearby): older homes, many with tile or iron roofs, plus heritage areas with tighter rules.
- Woden, Weston Creek, Belconnen and Tuggeranong (including Kambah): large numbers of 1960s to 1980s brick homes, many with original tile roofs now due for restoration or replacement.
- Gungahlin and Molonglo Valley: newer estates, mostly with metal roofs. Expect gutters, solar, storm repairs and warranty work.
Canberra also has a history no roofer can ignore: the Mr Fluffy loose-fill asbestos homes. The ACT Government identified 1,024 affected properties and said in 2019 that 978 had been demolished under the buyback scheme. Most are gone, but it means homeowners and roofers in older suburbs are careful about what's in the roof space. Always follow ACT asbestos rules and check the register before working on an older home.
Storm and hail season in Canberra
The Bureau of Meteorology says Australia's severe weather season runs from October to April, with large hail one of the main thunderstorm hazards. Canberra's defining recent event hit right in the middle of it.
20 January 2020
Hail 4 to 6 cm across fell in a band from southern Belconnen through Acton into the inner south, hitting the city centre and ANU (AIDR).
Weeks after
Across the 19 and 20 January storms in the ACT, eastern Melbourne and parts of NSW, 107,932 claims were lodged. About 61,000 (57%) came from the ACT (AIDR).
February 2020
The Insurance Council reported more than 55,000 claims and losses estimated at $514 million, with about 70% of claims for cars (CityNews).
Two years on
Clean-up and repairs were still going, as the Canberra Times reported in 2022.
The lesson for Canberra roofers is simple. When a big hailstorm hits, demand far outstrips supply for months. Homeowners will wait for a roofer who answers, books them in and keeps them updated. They won't wait for one who goes quiet.
Where Canberra roofers get leads today
- Google search and Maps. Canberrans search by district, so a profile with real job photos from Woden or Gungahlin helps you show up for those searches. See our Google Business Profile guide.
- Referrals. Strong in a city where many people work in the same few big employers and talk to each other.
- Insurers and builders. Big after storm events.
- Lead apps like hipages. Useful in quiet times, but check the real cost first.
Reviews matter a lot here. A Canberra homeowner comparing three roofers will often pick the one with the most recent, detailed Google reviews. Our Google reviews service sends a review request after every finished job.
Suburbs to build your reputation in
Pick the districts closest to your base and the housing you like working on:
- Tuggeranong and Woden for tile restorations and re-roofs on 1970s and 80s homes.
- Belconnen for a big mix of repair work and steady volume.
- Gungahlin and Molonglo Valley for newer metal roofs, gutters and storm repairs.
- Inner north and south for higher-value work on older and heritage homes.
