Hobart is a small city with old houses and heavy-rain events, so trust, reviews and quick replies do most of the selling. Greater Hobart had about 255,000 residents in June 2025, and 85.1% of occupied homes were separate houses at the 2021 Census. In May 2018, a flash flood dropped 128 mm of rain on Hobart and led to almost 8,800 insurance claims. Leaking roofs, overflowing gutters and old roofs are a big part of the work here.

What the Hobart roofing market looks like

The ABS estimates Greater Hobart's population at 255,250 at 30 June 2025. At the 2021 Census there were 106,298 private dwellings. Of the occupied homes, 85.1% were separate houses, 33.9% were owned outright and 34.4% were owned with a mortgage. The median age was 39.

Hobart's roofing work falls into a few groups:

  • Older and heritage homes in Battery Point, Sandy Bay, South Hobart, West Hobart and North Hobart. These include slate and older iron roofs where careful repair and matching materials matter.
  • Post-war and family suburbs such as New Town, Lenah Valley, Moonah and Glenorchy, with plenty of re-roofs, repairs and gutter work.
  • The Eastern Shore (Bellerive, Howrah), with a mix of older and newer homes and more wind exposure.
  • The southern and growth areas (Kingston, Blackmans Bay, Sorell), with newer homes and growing families.

In October 2019, Hobart City Council's planning committee asked what could be done to report deterioration and protect slate roofs on heritage homes, noting that only a limited number remain in good order. If you work on heritage roofs, check with the council about what approvals apply before you quote.

Rain, storm and flood season in Hobart

The Bureau of Meteorology describes October to April as Australia's peak severe weather season, but Hobart's most damaging recent event was in autumn.

On 10-11 May 2018, Hobart recorded 128 mm of rain in 24 hours, about a third of it between 10 pm and 11 pm on 10 May. The Australian Institute for Disaster Resilience reports almost 8,800 claims, more than $99.7 million in private property claims and more than $137 million in total damage. Areas affected included the CBD, Salamanca, South Hobart, Sandy Bay, New Town, Blackmans Bay and Kingston.

Events like that show what Hobart homeowners worry about most: water getting in. Blocked gutters, failed valleys, old flashings and tired roofs all show up when the rain is heavy.

Where Hobart roofers get leads today

In a city this size, most roofing work comes from:

  • Word of mouth. Hobart is small enough that people ask friends and neighbours who they used.
  • Google search and Maps. People search "roof repairs Hobart" or "roof leak Sandy Bay", and a strong Google profile with real reviews stands out. See our Google Business Profile guide.
  • Lead apps such as hipages. Handy for quiet weeks, but you pay for credits whether you win the job or not. See our hipages cost breakdown.
  • Real estate agents and property managers. Repairs before sales and on rentals.

Because the market is small, every lost enquiry hurts more. A missed call during a downpour is often a job that goes to someone else.

Suburbs to build your reputation in

  • Battery Point, Sandy Bay and South Hobart. Older and heritage homes, higher-value work, and all hit by the 2018 flood.
  • West Hobart and North Hobart. Steep streets and older homes, many with roofs due for repair or replacement.
  • New Town, Lenah Valley, Moonah and Glenorchy. Family suburbs in the north with steady repair and re-roof work.
  • Bellerive and Howrah. The Eastern Shore, with more wind and a mix of home ages.
  • Kingston and Blackmans Bay. Growing southern suburbs, also named in the 2018 flood reports.
  • Sorell. A growing area east of the city where many new owners haven't picked a roofer yet.

In each area, build real proof: photos from real jobs with the suburb named, a review request after every job, and a reply within minutes to every enquiry. Our reviews guide has the scripts.
