Roofing Leads in Perth: Answer Faster, Win More Jobs

Perth's storm season runs through winter, not summer, and the city's worst hailstorm cost more than $1 billion. Here's how Perth roofers can answer faster and win more of the work.

Perth roofers work to a different storm calendar from the east coast, and the businesses that are ready for winter fronts get the calls when they hit. Greater Perth had about 2.45 million residents in June 2025, and 77.8% of occupied homes were separate houses at the 2021 Census. Western Australia's emergency services describe May to October as storm season, and Perth's 2010 hailstorm is one of the costliest in Australian history.

What the Perth roofing market looks like

The ABS estimates Greater Perth's population at 2,452,765 at 30 June 2025. At the 2021 Census there were 882,374 private dwellings. Of the occupied homes, 77.8% were separate houses, 28.5% were owned outright and 41.9% were owned with a mortgage. That's a high share of mortgaged family homes compared with the other capitals.

Perth's housing has a few distinct groups:

  • Brick-and-tile homes across the established suburbs, many of them reaching the age where ridge capping, pointing and tile repairs come up.
  • Growth corridors to the north (Joondalup, Wanneroo, Ellenbrook) and south (Baldivis, Rockingham, Mandurah), with newer homes and plenty of first-home buyers.
  • Older inner suburbs such as Subiaco and Fremantle, with character homes, heritage considerations and higher-value restorations.

Because Perth is so spread out, travel time is a real cost. Many roofers do best by concentrating on one side of the city rather than chasing every job from Two Rocks to Mandurah.

Storm and hail season in Perth

Unlike the east coast's summer storm season, WA's Department of Fire and Emergency Services says storms arrive every year from May to October, bringing tornadoes, lightning, hail, flash flooding and gale-force winds. DFES points to blocked gutters causing water damage and wind-borne objects breaking windows and doors as typical damage. It also quotes the Bureau of Meteorology: the south-west of WA sees about five tornadoes with passing fronts each year on average.

The big exception was the hailstorm of 22 March 2010. The Australian Institute for Disaster Resilience records hail of 4 to 6 cm across many suburbs, particularly from Osborne Park to Crawley, and a strip of large hail from the northern coastal suburbs to south Perth. There were more than 3,000 requests for help to FESA and the SES. The Insurance Council put the damage at $1,053 million at the time, and $1.3 billion in 2017 normalised terms.

A Perth roofer's storm year
  1. March to April

Get gutters, valleys and leaks booked in before winter

  2. May to October

DFES storm season: cold fronts, damaging winds, hail, tornadoes, flash flooding

  3. After a front

Calls for leaks, lifted sheets, ridge caps and gutters from the suburbs it crossed

  4. Summer

Restorations and planned work while the weather is settled, plus the odd summer storm

That calendar gives Perth roofers a natural sales season: autumn, when homeowners are thinking about the winter ahead. Gutter cleans, leak checks and pointing repairs are easy to book in March and April.

Where Perth roofers get leads today

The usual sources:

  • Google search and Maps. "Roof leak repairs Joondalup" and "roof restoration Perth" are classic phone searches. Reviews, photos and quick replies decide who gets called.
  • Lead apps such as hipages and Airtasker. Useful for filling gaps, but you share many leads and pay either way. Our hipages cost breakdown explains the plans.
  • Builders and property managers. Steady repair work, especially for rentals in the growth suburbs.
  • Referrals and repeat customers. Cheapest of all, if you keep in touch.

When the first big front of winter hits, everyone with a leak calls at once. That's when missed calls cost the most.

Suburbs to build your reputation in

  • The northern corridor (Joondalup, Wanneroo). Large estates of similar-age homes, so one good job leads to neighbour enquiries.
  • The north-east (Ellenbrook, Midland). Growth suburbs with plenty of young families and newer homes.
  • The inner north and coast (Osborne Park, Scarborough). Osborne Park was in the strip of large hail in 2010, and coastal homes face salt and wind.
  • The western suburbs and port (Subiaco, Fremantle). Character homes, heritage tiles and higher-value restorations.
  • The south (Canning Vale, Armadale). Established family suburbs with brick-and-tile homes reaching restoration age.
  • The south-west corridor (Rockingham, Baldivis, Mandurah). Fast-growing areas where many owners don't have a regular roofer yet.

Pick the side of the city where you already work, and build proof there: real job photos with the suburb named, reviews after every job and fast replies.

Frequently asked questions

When is storm season in Perth?

WA's Department of Fire and Emergency Services says storms arrive every year from May to October, bringing tornadoes, lightning, hail, flash flooding and gale-force winds. That's different from the east coast, where the peak runs through summer.

What was the 2010 Perth hailstorm?

On 22 March 2010, storms brought hail of 4 to 6 cm across many Perth suburbs, particularly from Osborne Park to Crawley. The Insurance Council of Australia estimated the damage at $1,053 million at the time, or $1.3 billion in 2017 normalised terms.

What's the best time of year to market roofing in Perth?

Autumn works well. Homeowners are thinking about winter, so gutter cleans, leak checks and pointing repairs are easy to book before the fronts arrive in May.

Should a Perth roofer cover the whole city?

Perth is very spread out, so travel time adds up. Many roofers do better by building a strong reputation in one part of the city, then expanding.

Is LeadKites based in Perth?

No. Our team works Australian business hours from overseas and works with roofers remotely across Australia, including Perth.
